Akley Vale – County Durham

Alteration and extension to existing detached family home.  The design was developed and implemented to fulfil strict planning criteria, to ensure the alterations offered a seamless transition without detriment to the existing property or it’s neighbours.

The design was developed to meet client requirements, and sought to create a link extension between the existing house and the detached double garage block , while creating new accommodation above.

This entailed a complex remodelling of the existing internal arrangement in order to create a practical connection between the  2 existing forms, while creating enough space for access to the upper rooms.

PH Partnership proposed a glazed link extension injecting new space and light into the existing circulation at the front of the property.   This was developed as a double height space incorporating a new modern Oak staircase and galleried landing, specifically tailored to the avialable space.  The link contained a large En suite Bathroom, serving a large new Master Bedroom Suite created above the garage accommodation.

All proposals were developed carefully with client involvement and various proposals were modelled in 3D to convey intentions.  The final scheme was presented to the planning authority as Photo-realistic rendered images to demonstrate the considered design and sympathetic approach while still maximising space, light and aspect for the client’s enjoyment.
